THE OPPORTUNITY: The owner was ready to sell the property, but rather than immediately taking it to the open market, we looked at the people already connected to the property. The existing tenant was approached about the opportunity and expressed interest in purchasing the home.

WHAT WE LOOKED AT: We considered the existing tenant relationship, the owner's goals, the property's marketability, and the potential benefits of creating a direct transaction rather than immediately pursuing a traditional listing. Keeping the opportunity within the existing tenant relationship created a potential path to a smoother sale.

THE DECISION: The tenant decided to move forward with purchasing the property, allowing the owner to accomplish their goal of selling while giving the tenant the opportunity to become the homeowner.

WHAT HAPPENED NEXT: The transaction moved forward successfully without the uncertainty, time, and additional friction that can come with taking a property to the open market. The existing relationship helped create a straightforward transition from tenant to homeowner.

Because we already understood the property, its condition, and the existing tenant relationship, we were able to approach the sale with knowledge of both the property and the owner's goals.

WHAT WE LOOKED AT: We considered the property's current market value, condition, rental performance, tenant relationship, pricing strategy, and overall marketability. Having firsthand knowledge of the property allowed us to determine how to best position it for sale while maintaining the existing management responsibilities.

THE DECISION: The owner decided to move forward with selling the property, allowing us to manage both the property management and listing sides of the transaction. This created one consistent point of contact throughout the process.

Strategy: Acquire a Tenant-Occupied Investment Property
Actual Rent: $1,995.00

THE OPPORTUNITY: An existing owner wanted to grow their investment portfolio by purchasing another long-term rental property. Because we understood what the owner was looking for, we were able to focus the search on properties that aligned with their investment goals, with a preference for a home that already had a tenant and lease in place.

WHAT WE LOOKED AT: We evaluated properties based on purchase price, market value, rental potential, property condition, existing lease terms, and the tenant’s intention to remain in the home. Our goal was to identify a property that could begin producing rental income immediately after closing.

THE DECISION: We located a tenant-occupied property that checked those boxes and was also priced aggressively. The transaction included a concession for a new roof, and the owner was ultimately able to purchase the property approximately $25,000 below market value while acquiring a home with an existing tenant and rental income already in place.

WHAT HAPPENED NEXT: The purchase successfully closed, the existing tenancy continued, and the tenant has since signed a new lease.

THE RESULT: The owner added another income-producing property to their portfolio without having to start from scratch finding a tenant after closing.
